Real Estate Tips from Bob Rich-Double Duty Room

A guest room is nice to have, but in many cases this infrequently used room can be a waste of good everyday space. Since there never seems to be enough space in a home, it makes sense to have a room like this do double duty.
Fitting a sofa bed into the scenario is the key here. That way, a library, play room or even a home office offers you a guest room plus something else when you have no sleep-over guest.
A sturdy desk, good lighting and a bookshelf or two creates a quiet, comfortable place for the children to do their homework. Line the walls with bookshelves, add a few comfortable chairs, a table and some lamps and you’ll have a cozy library where you can enjoy your favorite books or TV.
A spare bedroom can also be transformed into a home office by adding a functional desk with room for a computer, and filing cabinet. A spare bedroom can easily be transformed into a playroom.
